Maturidade de conceitos green, lean e bim na construção civil: proposição de matriz

Resumo: In view of the changes in the Brazilian market resulting mainly from the uncertainties caused by the political-economic scenario, the great environmental problems and the instabilities inherent to the globalization process, the interest in process improvements as a competitive strategy among several sectors of the economy grows. In this sense, to assist the measurement and control of organizational processes, many maturity models (MM) have been developed and applied as a management tool, including in the Architecture, Engineering and Construction Industry (AEC). In the literature, some of the models for the construction industry already analyze Green, Lean Construction (LC) and the Building Information Model (BIM) separately or two by two, but there are few studies that relate the three concepts. The objective of this research was to propose a model for measuring organizational maturity for AEC companies that includes principles of these concepts in the design phase. In terms of method, a bibliographic and systematic review of the literature was first carried out on the concepts of Green, Lean and BIM and maturity matrix, seeking to investigate the application of these concepts to the design phase, which models exist, their characteristics and applications. Then, based on the Construction Industry Macro Maturity Model (CIM3), developed by Willis and Rankin in 2012, the main structure of the proposed matrix was elaborated, composed of two questionnaires, which after validation, were applied with specialists in the areas and professionals representing companies accredited to the Brazilian Habitat Quality and Productivity Program (PBQP-H) who work in Sergipe. The results found showed that, in general, the proposed matrix proved to be effective and easy to apply, but with the need for adjustments to better portray the maturity of the design phase. As a result of the application of the matrix, it was concluded that most of the companies studied are in the transition stage with a variation of 50% to 75% of the maturity level, and that the planning and retrofit and deconstruction steps were the ones that presented lower indexes.

Neste sentido, para auxiliar a mensuração e o controle dos processos organizacionais, muitos modelos de maturidade (MM) foram desenvolvidos e aplicados como ferramenta de gestão, inclusive na Indústria de Arquitetura, Engenharia e Construção (AEC). Na literatura, alguns dos modelos para a indústria da construção já analisam o Green, o Lean Construction (LC) e o Building Information Model (BIM) separadamente ou dois a dois, mas há poucos estudos que relacionam os três conceitos. O objetivo desta pesquisa foi propor um modelo para mensuração da maturidade organizacional para empresas de AEC no que compete a princípios desses conceitos na fase de projeto. Em termos de método, primeiramente foi realizada uma revisão bibliográfica e sistemática da literatura sobre os conceitos de Green, Lean e BIM e matriz de maturidade, buscando-se investigar a aplicação desses conceitos à fase de projetos, quais os modelos existentes, suas características e aplicações. Em seguida, com base no Construction Industry Macro Maturity Model (CIM3), desenvolvido por Willis e Rankin (2012), elaborou-se a estrutura principal da matriz proposta, composta por dois questionários, que após validação, foram aplicados com os especialistas das áreas e profissionais representantes das empresas credenciadas ao Programa Brasileiro de Qualidade e Produtividade no Habitat (PBQP-H) que atuam em Sergipe. Os resultados encontrados demonstraram que, de forma geral, a matriz proposta mostrou-se eficaz e de fácil aplicação, porém com a necessidade de ajustes para retratar melhor a maturidade da fase de projeto.
