Resumo: This research aims to collaborate with the preservation of a built cultural heritage. Administração Central build is located at Universidade Federal de Santa Maria, Southern Brazil; itwasbuilt between 1960 and 1973, and is representative of Brazilian Modern Architecture.The data were obtained through access to bibliography, public and private documents, archives, records, photographs, architectural and technical projects and interviews with key staff and eyewitnesses. A visual inspection was made in order to verify damages caused by operation and other interventions. The focus was mainly the façades that have been undergone to reconstruction. Nowadays the façades incorporate air conditioners that harm them. Additionally energy consumption measurements were carried in order to supplement the above data. Consideration of principles and concepts of Modern Architecture are presented, historical and cultural aspects related to the Administração Central build, as well as possible solutions to the problems verified. The study aims the suitability to the current uses of build, in special thermal comfort, energy efficiency, besides its restoration and preservation concerning to the original façade materials and elements, such as windows, brises-soleil and coverings. Results present a technical and economical alternatives, guidelines that promote actions aiming to recuperate east and northern façades in order to reduce indoor thermal loads. Further interventions must consider the modern original characteristics. As a practical outcome a Cultural and Technical Preservation Plan is presented in order to advice the making of stakeholders decisions and actions.

As a practical outcome a Cultural and Technical Preservation Plan is presented in order to advice the making of stakeholders decisions and actions.A motivação da pesquisa foi a preservação do Edifício de Administração Central (Reitoria) da Universidade Federal de Santa Maria (UFSM), localizado no campus da universidade, no Bairro Camobi, na cidade de Santa Maria, Rio Grande do Sul, patrimônio de natureza material, edificado, construído no final da década de 1960, concluído em 1973, e que foi projetado segundo os princípios da arquitetura modernista. O método envolveu a leitura de material literário em livros e páginas eletrônicas, criando um arquivo informativo para estruturar a revisão bibliográfica; levantamento de informações, especificamente das fachadas, relativas ao projeto arquitetônico original, à situação do construído e da situação atual do edifício, através do manuseio de plantas, especificações técnicas, fotografias, depoimentos de testemunhos e de técnicos nas áreas da engenharia e arquitetura, e observação direta do objeto. Também foram feitas medições do consumo de energia total do edifício como subsídio para as diretrizes de intervenção nas fachadas. Na revisão bibliográfica foi feita a reflexão sobre conceitos e teorias que nortearam o desenvolvimento da pesquisa; um breve relato histórico do local para o entendimento do contexto em que o edifício foi construído, e sobre soluções adotadas e discutidas em casos similares. Foram discutidos pontos relativos à intervenção na qual, ao mesmo tempo em que se retomam as características de um bem em termos de sua imagem, com o propósito de preservá-lo devido ao seu valor como patrimônio cultural, e se recupera os materiais que se encontram em processo de deterioração, pode-se também contribuir para os aspectos de conforto ambiental de seus usuários, e a melhoria da eficiência energética e da sustentabilidade. Como resultado, propõe-se uma alternativa técnica e economicamente viável para promover ações no sentido de suprimir, agregar e repor elementos no plano das fachadas leste e oeste do edifício, para amenizar a carga térmica incidente no interior dos ambientes, visto que os materiais existentes têm elevado grau de condução de calor. Os estudos para as futuras intervenções levaram em conta a salvaguarda das características originais do edifício, dentro do contexto do patrimônio cultural local.
