Resumo: The following dissertation presents an approach on the costs of collective constructions related to the projects developed by the Minha Casa Minha Vida Program projects. The study is divided into four stages: literature review, methodology, results and discussion and conclusions. The research’s leading objective was to carry out a comparison between 16 closed condominiums that are part of the program and identify the main differences that directly affect the final work value. The projects are located in the state of Goiás, in the municipalities of Goiânia, Aparecida de Goiânia and Caldas Novas. The quantitative method was used with the multiple case study procedure. To carry out the study, it was necessary to compile the budget data for the work, equalize prices on a single base date, reorganize the project work breakdown structure (WBS) and compare them with each other. The major divergences presented in the cost were in the stages of Infrastructure and Community Equipment, with regard to the stage of Housing, the average price per square meter remained constant. We found that the variance in the costs of closet condominiums related to the Minha Casa Minha Vida Program is directly related to the type of land where the development is being implemented and the combinations of leisure areas set in the architecture project.

O estudo está dividido em quatro etapas, a saber: Revisão de Literatura, Metodologia, Resultados e Discussão e Conclusões. Assim, objetivou-se fazer um comparativo entre 16 condomínios fechados que fazem parte do referido programa e identificar quais são as principais diferenças que interferem diretamente no valor final da obra. Os empreendimentos estão localizados no estado de Goiás, nos municípios de Goiânia, Aparecida de Goiânia e Caldas Novas. Empregou-se o método quantitativo, procedendo-se ao estudo de casos múltiplos. Para a realização da pesquisa, foi necessário compilar os dados do orçamento das obras, equalizar os preços em uma única data base e reorganizar a Estrutura Analítica de Projeto, comparando as estruturas entre si. Com relação aos custos, as principais divergências foram nas etapas de infraestrutura e equipamentos comunitários; no que se refere à etapa de habitação, o preço médio do metro quadrado manteve-se constante.
