The knowledge of a urban physical space can be acquired from an analytical view from the past and present of the transformations that occur within the cities. Based on this assumption, the Setor Bueno (southern sector) of the city of Goiânia is an interesting artifact that emerged from an urban model pre established in the twentieth century, and survived global transformations by intrinsically adapting to current realities. Focusing on the process of territory growth and occupation, as well current use of the neighborhood land. This research brings together important collections and surveys for the understanding of the realities present in Setor Sul that are capable of synthesizing their urban transformations over time. Through urban analysis methodology proposer by Phelippe Panerai, it was possible to carry on analyses of urban landscape, territory growth and occupation, therefore having: maps, photos, tables and graphic pieces that demonstrate evidence of the urban condition of use and occupation of the neighborhood. The entire collection of discussions and surveys brought light results such as: evidence of real estate devaluation, intra-urban processes characteristic in Brazilian metropolises, identification of weakened urban areas and adaptations of uses present in the vast majority of sector¿s households. The neighborhood is inserted in the historical universe of Goiânia - the capital of Goiás State/Brazil, therefore its transformations` analysis and current occupational situation can contribute to studies and former researches about city complexities theme
