Análise comparativa das características gerenciais entre as construtoras e as prestadoras de serviços da construção civil

With the increase in the use of outsourced companies in the construction industry and the consequent increase in the number of companies providing construction services and the small number of studies about these companies, it is important to analyze the differences in the management characteristics of these two groups to improve the relationship between them. An applied, quantitative research was developed with an exploratory objective through the survey method. Questionnaires were applied to construction and contractors companies with questions related to their organizational characteristics, strategy, performance and relationship with clients and suppliers. The collected data were submitted to discriminatory and exploratory analysis in order to observe the divergent and similar characteristics between the two groups. The results point out differences mainly in the organizational characteristics of the studied groups: level of centralization, level of departmentalization, degree of hierarchy and the level of processes integration, where service providers appeared as more horizontal companies, less conservative and with less bureaucracy than the construction companies. On the other hand, the questions that presented the most similarity between the groups were the relations with customers and suppliers, but these also had many divergent issues, and secondly are the strategic characteristics, demonstrating that the construction companies and the service providers are aligned in these characteristics.
