A produção do espaço urbano de Juiz de Fora/MG: dinâmicas imobiliárias e novas centralidades

This study aims to understand the process of production of urban space in Juiz de Fora-MG, especially in the south-west axis of the city, considering the current dynamics of the real estate sector and the creation of new centralities. Some real estate ad hoc interventions, adopted with the aim of promoting the increase of economic activities and care services to the population, not only improve the insertion of the location in the geography of global capital, but also have given their contribution so that the process of economic internationalization strengthens the city´s logic of fragmentation. The research highlighted the growing importance of medium-size cities in Brazil and Juiz de Fora in particular, in a scenario marked by socioeconomic changes, policies and techniques of complex social and territorial labor division, with consequences on the process of urbanization and on the configuration of the national urban network. The analysis of the current demographic and economic dynamics of the city and micro region has revealed the prominent role Juiz de For a plays in the urban regions, with the concentration of industrial, trade and services related activities, which helped to understand the importance that certain services, especially those related to the upper tertiary, have for the local population and neighboring counties. In addition, data from the market value of urban land in recent years, made available by the municipal government, found that recent real estate enterprises connected to the ongoing real estate dynamics as well as the implementation of certain urban facilities within the area of study, effected through public-private partnerships, have contributed to the process of land valuation and the transformation of the built environment. Such projects relate to the production of new morphologies and urban centralities, which has great location value and integration to trade and financial flows in different scales. However, despite the real estate dynamics, with the concentration of capital and the modernization process underway in the main roads of the south-west axis of Juiz de Fora, the city center still has great economic, political, cultural and symbolic importance, bringing together housing, trade and diversified services, besides high density of local and regional consumers, which culminates in the strengthening of its intra-urban centrality.
