This research addresses the socio-environmental impacts and challenges related to irregular subdivisions in the urban context, focusing on the Arniqueira Housing Sector in the Federal District. The central objective of the study is to understand how the uncontrolled expansion of irregular subdivisions contributes to the formation of urban peripheries, exacerbating social and environmental vulnerability, and to assess the role of urban planning and land regularization in promoting urban sustainability. This is a basic research study of a bibliographic and documentary nature, using a qualitative approach based on literature review, legislative analysis, specialized doctrine, and documentary research using unsystematic observation techniques. The study examines the relationship between private property rights and environmental protection, identifying the main conflicts arising from irregular subdivisions and their consequences for sustainable development. In addition, it investigates the role of public policies and Brazilian legislation in mitigating these impacts, as well as in promoting more orderly and balanced urban growth. The results indicate that the uncontrolled occupation in the Arniqueira Housing Sector led to significant environmental degradation, including the destruction of permanent preservation areas and contamination of water resources. The lack of basic infrastructure also contributed to the social vulnerability of the local population. It is concluded that land regularization, combined with urban planning strategies that integrate economic growth and environmental preservation, is essential to address these challenges and promote urban sustainability in the Federal District.
